Across Africa—and particularly in Ghana—governments, businesses, and individuals invest significant resources in the construction and acquisition of modern infrastructure and facilities. Unfortunately, many of these assets deteriorate prematurely due to inadequate maintenance practices. In more developed economies, facility management is recognized as a critical component of national development and organizational sustainability. It is embedded within institutional frameworks, supported by professional bodies, and continuously advanced through international collaboration. Ghana cannot afford to lag behind if we are to achieve and sustain a leadership position on the continent. In today’s highly competitive business environment, organizations must remain focused on their core mandate while entrusting non-core but essential functions to specialists. Facility management is often viewed as a non-core activity; however, it is one of the most critical elements in ensuring optimal staff performance, preserving asset value, and projecting a positive image to clients and visitors. When managed professionally, outsourcing facility management delivers measurable benefits including cost efficiency, operational effectiveness, access to specialized expertise, and consistent service quality—ultimately leading to enhanced asset value realization. The condition of a facility and its components directly determines its long-term value. Even the most well-designed and well-located buildings will lose functionality and relevance if maintenance is neglected. Sustaining asset value requires regular condition assessments, timely interventions, and structured upgrade planning to align facilities with evolving standards and operational needs.
